Please bear in mind when booking that Roskhill House is our family home. We offer you a friendly welcome in comfortable surroundings but we are unable to offer some of the services you may find in more expensive hotels.

By making a booking, you accept our terms & conditions and cancellation policy.

Arrivals and Departures.
Check in 4.30pm to 7pm. If you expect to arrive later than 7.00pm, would you make this known at the time of booking together with your expected time of arrival and we will try to assist you. If you are delayed on your travels please call to advise us of your time of arrival.  We will not accept guests who arrive after 10.00pm.

We ask that rooms be vacated by 10:00am on the day of departure. During your stay rooms are serviced up to 11.30am.

Deposits and Cancellations
If you need to cancel a reservation, as long as the notice period exceeds 7 days prior to the first night’s stay the deposit will be refunded less £5 to cover our costs.
Cancellation 7 days or less prior to the date the accommodation is reserved will incur the full cost of the accommodation reserved, which will be deducted from the credit card given at the time of booking. Should we be able to re-let any or all of the reserved days, the card will be credited with the relevant amount less £5 to cover our costs.

A verbal or written reservation constitutes a legal contract and that Scottish Law will prevail. We strongly advise you to insure against cancellation.

Smoking
In accordance with Scottish law smoking is not permitted anywhere on the premises or within the grounds of the property.
